Both gave you a warranty. That sounds solid — even a double warranty!

But in reality you have zero warranty.

How a “double warranty” falls apart

Six months after installation you notice that the terrace glazing jams in the closed position. It no longer opens smoothly.

You call the glazing company. They come out, take a look and say: “Your structure has moved. Our glass and profiles are fine — the problem is with the substrate. That is not covered by our warranty.”

You call the builder. He says: “We built the terrace the way we always do. Nobody told us the glass system requires some ±2 mm tolerance. That is the glazing company’s problem — they should have given us the right specifications.”

Neither party takes responsibility. Each has their own logic. And you pay for the repair yourself.

Why this happens so often

There is a technical reason for this. Manufacturers of glass solutions — including Malmerk Klaasium — are not responsible for the structure onto which the glazing is installed. This is stated in every manufacturer’s terms and conditions. And it is logical — the glazing company cannot be held responsible for someone else’s building work.

At the same time, glass solutions are extremely sensitive to structural stability:

Frameless folding terrace glazing tolerates only ±2 mm of movement

Framed sliding systems tolerate ±7 mm

Balcony glazing requires a stable upper and lower fixing surface

These tolerances are tight. An ordinary builder who has not previously installed glass solutions does not know these figures and does not dimension accordingly.

The advantage of a single contractor

When one company is responsible for the entire project — from structure to glazing — then:

Dimensioning is correct from the outset. The foundation and structure are designed around the requirements of the glass solution. Not the other way round.

Tolerances are controlled. The same team that builds knows exactly what the glass system requires. They do not need to ask anyone.

The warranty covers everything. If something moves, there is one responsible party. No “I don’t know, ask the other company”.

Cost savings. One project management, one mobilisation, one logistics operation. Coordinating two companies is always more expensive.

How it works in practice

In our case, a single-warranty project looks like this:

First meeting. We come to you, assess the situation and discuss your wishes. Free of charge.

Structural audit. If an existing structure is already in place, we assess its suitability for glazing. Where necessary we recommend reinforcement.

Design. We dimension the foundation and structure according to the requirements of the glass system.

Construction. We build everything needed — foundation, structure, facade modifications, roof.

Glazing. We install Malmerk Klaasium glass solutions.

Warranty. One contract, one warranty covering all the work.

Who is this for?

Every client who wants to glaze a terrace, build a winter garden or replace balcony railings and does not want to worry about whether two different companies will manage to work together.

It is especially important when:

The terrace needs a new foundation

The facade needs to be modified

The opening is wider than 4 metres (requiring structural engineering for a large span)

You are not sure whether the existing structure can carry the glazing

Read more about the full-service solution →

ATKA Klaaskoda — Estonia’s only full-service provider of glass solutions.
