A winter garden is one of the best investments a homeowner can make in their property. It adds extra space, brings nature closer and increases the value of the property. But before making a decision, most people want to know: what does a winter garden actually cost?
The short answer: the price of a winter garden depends on many factors and varies considerably on the market. The long answer is this article, where we explain all the cost components, the main factors that create price differences, and what to keep in mind when requesting a quote.
Seasonal vs year-round winter garden — which suits your home
A winter garden falls into two main types: a seasonal glass winter garden (technically uninsulated) and a year-round heated winter garden (insulated, costs 2.5–3x more). ATKA Klaaskoda specialises in seasonal winter gardens — this is what we do best and what actually suits most homes. Below we explain the difference so you can make a more informed decision.
Seasonal winter garden (our solution)
A seasonal winter garden is a glass-aluminium structure with single-layer tempered glass. In sunshine, the glass heats the space quickly — even on a cooler spring day it is a pleasant place to sit. From April to October, the winter garden is a fully functional additional room; during winter months it acts as a protective buffer zone that reduces heat loss from the house.
Advantages:
- Lower winter garden price per square metre
- Simple construction, faster build
- Well suited for overwintering plants and spring–autumn use
- Smaller foundation requirement
Typical solution: aluminium frame, single glass in walls and roof, simple foundation.
Insulated winter garden — a different solution
The market also offers insulated winter gardens — these are fully insulated rooms that can be used year-round. An insulated winter garden is essentially an extension of the house. ATKA Klaaskoda does not build insulated winter gardens, but we explain the difference so you can better compare different quotes.
Advantages:
- Year-round use
- Increases property value considerably more
- Suitable for living, working and growing plants year-round
Typical solution: insulated aluminium profiles, double glazing (energy-efficient glass unit), insulated roof, heating solution, ventilation, insulated foundation.
The price of a year-round winter garden is 2.5–3x higher than a seasonal one, because both materials and the volume of construction work are greater. We specialise in seasonal winter gardens because they offer the best value for money and are an excellent fit for the Estonian climate — from spring to autumn you get a fully functional extra room without paying a year-round heating bill.
What makes up the price of a winter garden?
The cost of a winter garden is not simply “glass plus frame”. The actual cost consists of several components and each of them affects the final price.
Foundation
Every winter garden requires a proper foundation. Without it the structure starts to move, the glass panels jam and the warranty becomes void. In Pärnumaa the frost line is approximately 1.2–1.4 metres — the depth of the foundation depends on the type of solution and local conditions.
Klaaskoda advantage: we also build the foundation ourselves. This is part of our full-service solution. Most glass companies do not build the foundation — the client has to order it separately from a builder who may not know the tolerance requirements of the glass solution. We dimension the foundation from the outset based on the requirements of the glass solution.
Aluminium structure
The frame of a winter garden is usually made of aluminium. Aluminium is lightweight, corrosion-resistant, aesthetic and long-lasting. The price of the structure depends on the size of the openings, height and complexity. Our engineers can design post-free spans up to 15 metres — a solution that most companies do not offer. This gives the winter garden a maximally open and panoramic appearance.
Glass type and thickness
The choice of glass is one of the biggest pricing factors. Options:
- Single glass — less expensive, suitable for a seasonal winter garden (our solution)
- Double glazing (glass unit) — for insulated solutions, energy-efficient (we supply single glass)
- Tempered safety glass — mandatory for the roof and large openings
- Selective-coating glass — reduces solar heat in summer, retains warmth in winter
Malmerk Klaasium glass is manufactured in Estonia, CE-certified and VTT-tested — engineered for Nordic climate conditions.
Roof solution
A glass roof is one of the most complex and costly components of a winter garden. The roof must bear the Estonian snow load, channel water away and be sufficiently strong. The price of the roof depends on the area, pitch angle and material. We build glass roofs with single-layer tempered glass — this is a practical and durable solution for the Estonian climate.
Number of doors and openings
Every door and openable element adds to the price. Sliding doors, folding doors, conventional hinged doors — each option has a different cost. The more openable elements, the higher the winter garden price. But openable elements are important for ventilation and comfort — they should not be a place to cut costs.
Heating and ventilation solution
A year-round winter garden requires separate heating and ventilation, which adds significantly to the cost. A seasonal winter garden, by contrast, has natural ventilation — openable terrace glazing panels ensure air circulation and condensation does not form. This is one of the greatest practical advantages of our solution.
Finishing
Flooring material, interior finishing, electrical work, lighting — these are additional works that are not always included in a glass company’s quote, but are necessary for the final result. Some clients do the finishing themselves, others want everything done at once. We can also carry out finishing work — because we are a construction company, not just a glass company.
Installation and transport
Installation is an important cost component. Installing a winter garden requires a team, time and specific skills — glass roof, lifting large panels, weatherproof joints. On Saaremaa and Hiiumaa a transport component is added, which is clearly reflected in the quote.
Why does the price of a winter garden vary so much?
If you request quotes for a winter garden from several companies, you may receive prices that differ by a factor of several times. This is confusing, but there are specific reasons for it.
Some quotes include only the glass
Many glass companies supply only glass panels and aluminium frames. Their quote does not include the foundation, construction work or roof connection to the existing building. The client sees an attractive price, but later discovers that the cost of the foundation and construction is as large as the glass itself — or even larger.
Foundation cost is often a “hidden cost”
The foundation is one of the largest individual costs in a winter garden project. If it is not reflected in the quote, the final price is considerably higher than the initial figure suggested. Our quotes always include the foundation — this is part of our full-service solution.
Imported solutions vs Estonian product
Cheaper imported systems may seem attractive at first glance, but in the long run the availability of spare parts, warranty and weather resistance can be problematic. Malmerk Klaasium systems are engineered for the Estonian climate, CE-certified and have successfully passed VTT safety tests in Finland. Spare parts are available even years later.
Klaaskoda full-service solution: from foundation to roof in one quote
Our quote covers the entire project: foundation, structure, glass, roof, installation — all in one figure. No surprises, no hidden costs, no separate construction company. One contract, one schedule, one warranty.
This means that our winter garden construction price may initially appear higher than that of a company offering only glass. But when you add the cost of the foundation and construction to another company’s quote, the total is often the same — or even higher, because coordinating two companies is always more expensive.
What determines the price of a winter garden?
Every winter garden is unique and the final price depends on the specific solutions, size and location. The exact price is always determined during the measurement visit and quoting process.
Indicative scale: our seasonal winter gardens have typically fallen between 8 000 € and 40 000 €+. The single biggest driver is how many sides need glazing — two sides at a house corner, three sides against a wall, four sides for a freestanding structure — followed by the glazing system, height and any additional structural works. The largest projects (~40 000 €) are substantial, multi-angle solutions with a slab foundation, a fireplace corner and tiled floor — all done by us. These are rough orders of magnitude; the exact price is established through measurement and quoting. Feel free to send us your project details — we will find you a solution and a price, and it is no trouble at all.
Seasonal winter garden (our solution):
- Price depends on the project — request a personal quote
- Includes: aluminium structure, single glass in walls, glass roof, simple foundation
NB: ATKA Klaaskoda offers only seasonal (uninsulated) winter gardens. For year-round heated winter gardens we recommend consulting with specialist construction companies.
Full-service solution including construction:
- Individual quote according to the project
- Includes: foundation, structure, glass, roof, installation — all from one source
The winter garden price per m² depends on many factors — for a larger winter garden the price per square metre is usually lower, because fixed costs are spread over a larger area. A seasonal winter garden is a more sensible investment, because the construction is simpler and no heating solution is needed.
An exact price can only ever be given on the basis of a specific project after an on-site measurement visit.
Is a winter garden a good investment?
Short answer: yes, usually.
Increase in property value. A quality winter garden increases property value by 5–15%, depending on the region and quality of execution. A seasonal glass winter garden adds significant usable area and attractiveness — a buyer sees it as a valuable extra space, not “just a summer terrace”.
Buffer zone. Even a seasonal glass winter garden acts year-round as a buffer zone between the house and the outdoor environment — the wall of the house where the winter garden is located is protected from wind and rain, which reduces heat loss even in winter when the winter garden is not in use.
Quality of life. A winter garden is a place to drink your morning coffee even in January, grow plants year-round or enjoy light during the dark season.
Long lifespan. A quality aluminium-glass winter garden lasts for decades. Malmerk Klaasium systems are engineered for the Nordic climate and spare parts are available even years later.
How to get a quote?
The price of a winter garden is always determined on the basis of a specific project. We recommend proceeding as follows:
- Get in touch. Send us an enquiry with photos and dimensions at info@klaaskoda.ee. Describe the winter garden you want — size, location and planned use.
- Free on-site measurement. Our specialist comes to you, assesses the situation, measures and discusses solutions. The measurement visit is free in Pärnumaa. For Saaremaa and Hiiumaa we account for logistics.
- Detailed quote. We prepare a quote that includes everything: foundation, structure, glass, roof, installation. One figure, one schedule, one warranty. We have no hidden costs.
You can find an indicative scale above, but we do not send a precise quote by email without seeing the property. Every winter garden is different and to give an honest final price we need to assess the situation on site.
FAQ: Winter garden price
How much does a winter garden cost?
As a rough guide, our seasonal winter gardens have typically come in between 8 000 € and 40 000 €+. Price is most heavily influenced by the number of sides to be glazed (two at a corner, three against a wall, four for a freestanding structure), the glazing system, height and any additional structural works. These are indicative orders of magnitude — the exact price is established through a free measurement visit and quote. Send us your project details and we will find you a solution and a price.
Does the winter garden price include the foundation?
Our quote always includes the foundation — this is part of our full-service solution. Many other companies’ quotes include only glass and frames, and the foundation has to be ordered separately from a separate builder. Always ask what a quote includes.
Does Klaaskoda also build insulated winter gardens?
No, ATKA Klaaskoda focuses on seasonal glass winter gardens. Our solution has a simpler construction, better natural ventilation and a considerably more reasonable price. In the Estonian climate this is the optimal choice for most homeowners — a year-round heated winter garden costs 2.5–3x more and provides no added value for most people.
Does a winter garden require a building permit?
It depends on the size of the winter garden. A winter garden over 20 m² may require a building permit in accordance with local government requirements. We help manage the entire process — from applying for a building permit to final handover.
How long does building a winter garden take?
A typical seasonal winter garden project takes 3–6 weeks, depending on size and complexity. This includes laying the foundation, building the structure and installing the glass. Because our solution does not require a heating solution or insulation, the construction time is shorter. For Saaremaa and Hiiumaa we allow an additional buffer for logistics.
ATKA Klaaskoda builds winter gardens from foundation to roof — one contractor, one warranty. Malmerk Klaasium systems. We serve Pärnumaa, Saaremaa and Hiiumaa.
